Common Reasons
for Security Deposit Deductions

Steps to protect your Security Deposit.

Before move-out

Document the condition.

While you still have access, photograph and video every room, appliance, floor, wall, and window. Be sure to capture damage that was already there, so it is not confused with damage created during your tenancy.

You will need your lease and proof that you paid your deposit.

At move-out

Record the handoff.

Take final move-out photos or video.

Ask whoever receives your keys and remotes for a signed and dated receipt.

After move-out

Keep one complete file.

Save the landlord’s statement, every receipt supplied, and all messages. Compare the dates and deductions to your records.

A listed charge is not automatically a valid deduction from your Security Deposit.
